What we look for
The terms that surprise Florida homeowners after a loss
Hurricane deductibles
Often 2% to 10% of your dwelling limit, not the flat amount on your regular deductible.
Slow leaks
Many policies exclude water that leaked for 14 days or more, even if you couldn't see it.
Mold caps
Mold cleanup is frequently limited to $10,000 or less, whatever the size of the loss.
Roof payouts
Actual-cash-value roof endorsements subtract depreciation from an older roof.
Flood
Storm surge and rising water are excluded from standard homeowners policies.
Code upgrades
Ordinance or law coverage decides who pays to bring repairs up to current building code.

FAQ
Questions people ask
Is this insurance advice?
No. PolicyScan explains what your document says, in plain English. It doesn't recommend coverage or predict whether a claim will be paid. For that, talk to your insurance company or a licensed agent; the report gives you specific questions to ask.
What should I upload?
The full policy PDF gives the most complete report. The declarations page alone (usually the first one or two pages) is enough for the free snapshot. Your insurer's website or app usually has both.
Which policies does it handle?
It is built for homeowners, condo, renters and landlord policies, with extra attention to Florida terms. It will also read flood, auto and umbrella policies, with less detail.
What happens to my document?
Files are stored privately and encrypted at rest, only you can see your reports, and we never sell or share your data with insurers. We don't use your documents to train AI models. You can ask us to delete everything at any time.
How do business plans work?
Restoration plans are monthly and priced per job; property manager plans are yearly and priced per door. Each includes a set number of Full Reports, your company branding on every report, job or property labels, CSV export and renewal reminders. Need more in a busy month? Add a 10-Report Pack. Cancel anytime from your dashboard.
How accurate is it?
It reads the document closely and quotes the wording it relies on, but AI can misread poor scans or unusual forms. Always check anything important against your policy, and tell us if something looks wrong.
